60 Year Title Search
  • Typed report identifying:
    • Current owners
    • Liens
    • Mortgages
    • Judgments
    • Assessment values
    • Tax payment status
    • Chain of title for 60 Years
  • Full copy of current deed included
  • Listing of assignments and modifications
  • Listing of current estates, wills and notice letters
  • Affidavit pursuant to Act 3129 (for foreclosure on current owner)

Current Owner Search  Click here to view sample
  • Typed report (or completed on client supplied form) identifying:
    • Land records from the most current full consideration deed forward and/or arms length deed
    • Complete information regarding open mortgages, judgments, financing statements against real estate, taxes and assessment information
  • Full copy of current deed
If Current Owner Search requests are received before 2pm, they are typically completed and delivered to you the same day!

Mortgage Search
  • Typed report identifying:
    • All outstanding mortgages
    • Deeds of trust

Judgment Search
  • Typed report identifying:
    • Judgments and liens affecting the subject property or owner(s) at the county level
    • Civil judgments
    • Federal tax liens
    • State tax liens

County UCC
  • Typed report identifying:
    • UCC and secured transactions affecting the real estate or owner(s) of the subject property

Copy Costs
  • A copy of the current deed is included with every search (where applicable)
  • Additional Recorder of Deeds copies - $1.00/page
  • Register of Wills copies - $2.00/page
  • Civil/criminal docket/file content copies - $2.00/page

Copy costs include research time, administrative costs and scanning.  The Register of Wills and Prothonotary offices no longer permit direct access to their files. This entails additional research time and costs for their documents.
